One of the first questions people ask when considering new construction is, "How much does it cost to build a home?" The answer depends on a variety of factors, including the location, size of the home, property, materials, finishes, and complexity of the design. Rather than focusing on one number, it's helpful to understand the different costs that can go into a new home. The Size of the Home Generally, a larger home requires more materials and labor. However, the cost isn't determined by square footage alone. The layout, number of bathrooms, ceiling heights, architectural details, and other design elements can all affect the final price. The Cost of the Lot If you don't already own property, the land itself becomes part of your overall budget. Lot prices can vary significantly throughout East and Southeast Idaho. Location, views, acreage, proximity to utilities, and development can all influence the cost. Site Preparation The condition of your property can also affect construction costs. Depending on the lot, you may need excavation, grading, utility installation, drainage work, foundation preparation, or other site improvements. These costs can vary significantly from one property to another. Materials and Finishes The finishes you select can have a major impact on the overall cost of a home. Cabinetry, countertops, flooring, windows, appliances, fixtures, doors, fireplaces, and other selections all contribute to the final price. A custom home with higher-end materials will typically have different costs than a more straightforward design with standard finishes. Custom Features Special features can also increase the cost of construction. Large garages, bonus rooms, finished basements, outdoor living areas, specialty windows, unique architectural designs, and upgraded mechanical systems are examples of features that may require additional investment. The benefit of building is that you can prioritize the features that are most important to you. Don't Forget the Additional Costs When creating a construction budget, remember to consider expenses beyond the basic construction price. These can include: Land Permits and fees Landscaping Driveways Fencing Appliances Window coverings Utility connections Design expenses Moving costs Ask your builder which items are included in the construction contract and which expenses you'll need to budget for separately. Talk With a Local Builder Because every property and home is different, there isn't one price that applies to every new construction project in East Idaho. The best way to get a realistic idea of what your home could cost is to discuss your goals, property, floor plan, and desired finishes with a local home builder. Starting that conversation early can help you establish a realistic budget and determine which features make the most sense for your project.
